Purchasing land is very different from a residential purchase.  Nearly all lenders will require a larger down payment typically 15-25% of the purchase price.  Homes with land are also subject to a 70/30 rule which means the value of the home can't be less than 70% of the entire property or a larger down payment (once again 15-25%) will be required.  Many real estate agents and even some lenders don't realize this.  Before you start your purchase, let me guide you through the steps.
